4 & 5 Grand Canal Square
The project consists of the fitout of No.4 and No.5 Grand Canal Square which is an eight storey over basement office development. No.4&5 GCS are two semi-detached office buildings with a total floor area excluding the basement of approximately 22,500m2 arranged over eight floors. This project was designed as BREEAM Excellent.
The mechanical installation for 4&5 GCS included Natural Gas System, LPHW systems, Chilled Water Systems, Ventilation and heat recovery systems, Hot & Cold water services, Dry riser installation, BMS and FMS installation.
The majority of the work comprised 4 pipe FCUs being installed, piped and commissioned within the fast track programme.
No 4&5 GCS were substantially constructed in 2009 with the main structure, façade and roof being substantially constructed. The fit out of the project was installed, commissioned and handed over for No.4 within 6 months and No.5 within 8 months of project award.
